Prema Properties was founded in 1979 as a Commercial Property Investment Company. The business has since grown a substantial portfolio of properties from smaller shops to office buildings and other commercial sites. The company manages the development of the properties, ongoing management of the sites and re-investment in future properties. The properties are typically used for business activities, such as retail, office space, hospitality, or other services that generate income through rent, lease agreements, or business operations.

Property Development & Investments

Prema Properties Property development arm, research, source, and invest in properties where our vast knowledge and experience can be brought to bear. Prema Properties strategically evaluates the value and opportunity for development that others may not see. The goal is always maximising the return on investment of the sites to either sell on or to generate ongoing income. The process involves a range of activities that can include the purchase of raw land, construction of buildings and infrastructure, and renovation or redevelopment of existing structures.


Typically, our developments involve several key steps:

ONE

Land & Property Acquisition: The process begins with identifying and acquiring a suitable piece of land or an existing property. This step requires research, feasibility studies, and often negotiation with landowners or brokers.

TWO

 Planning and Design: After securing the property, developers work with architects, planners, and engineers to create a design that meets market demand and regulatory requirements. 

THREE

Financing: Development of the projects often require significant capital investment which Prem Properties may provide, or we may partner with Private Equity to invest. 

FOUR

Construction: Once financing and approvals are in place, construction begins. This may involve building new structures, renovating existing buildings and developing infrastructure such as roads and utilities.

FIVE

Marketing and Sales/Leasing: As construction progresses, we then move to marketing of the property to potential buyers or tenants. This stage is crucial for ensuring that the development generates revenue, whether through sales, leasing, or a combination of both.

SIX

Management: After the property is developed and occupied, it may require ongoing management, including maintenance, leasing, and tenant relations.

Private Equity Investment

In recent years Prema Properties has looked for opportunities to invest outside of the Property sector and provide financial backing or investments directly in private companies, leading to their improved growth with a view to an exit or ongoing increased R.O.I. for existing Shareholders.
